A notary public is an official appointed by a state government who is authorized to act as a witness to the signing of important documents and to verify the identities of the parties involved. Their primary role is to prevent fraud by ensuring the authenticity of signatures and the legality of documents. Notary publics commonly notarize documents such as contracts, affidavits, wills, deeds, and various legal forms. They also administer oaths and affirmations and may certify copies of certain documents. Notary publics play a crucial role in maintaining the integrity of legal transactions and documents.

A loan signing agent is a certified notary public who specializes in facilitating the signing of loan documents during real estate transactions. Their role is to ensure that all parties involved in a loan, such as borrowers and lenders, sign the necessary documents accurately and in compliance with legal requirements. Loan signing agents are responsible for guiding borrowers through the signing process, confirming their identities, and notarizing the documents as needed to make the loan legally binding. They play a crucial role in ensuring the smooth and secure execution of loan agreements.
